- Site Survey & Brief
We visit the site — whether shell-and-core, partially finished, or an existing space being refitted — to assess the condition, take dimensions, and understand the brief. We review any existing drawings, MEP capacity, and landlord requirements. Initial site visits within Qatar are complimentary. Typical duration: 1–2 weeks.
- Design & Specification
Our design team produces fit-out drawings, finishes schedules, and 3D visuals where useful. We coordinate with your architect, MEP consultant, or landlord’s design team if the project involves them. Deliverables: layout drawings, MEP coordination drawings, finishes schedule, BOQ. Typical duration: 2–4 weeks.
- Quotation & Approval
You receive a detailed itemised proposal — line by line by trade, materials, and finishing — so you see exactly where the budget goes. Scope, materials, and phasing can be adjusted before you sign off. Mobilisation begins only after the contract and programme are agreed. Typical duration: 1–2 weeks.
- Mobilisation & Construction
Site setup, civil works, MEP first fix, and structural elements run first. Our project managers coordinate every trade — in-house and any third parties — against a published programme. You receive weekly progress updates, photos, and any decisions needed from your side flagged in advance. Typical duration: 6–16 weeks depending on size and complexity.
- Finishing, Snagging & Handover
MEP second fix, joinery installation, custom furniture delivery, painting, flooring laying, and final finishes. Once the space is complete, our QC team runs a full snagging walk-through, addresses every defect, and only then hands over. You receive operation and maintenance documentation, warranties, and as-built drawings. Typical duration: 2–4 weeks.
Turnkey Fit-Out vs. Partial Fit-Out — What’s Right for Your Project?

Turnkey Fit-Out
A single contractor handles everything from design through to handover-ready space. One contract, one programme, one team responsible for the result. Best for: clients who want minimum coordination overhead, fixed pricing certainty, and a single point of accountability if anything goes wrong. This is how most of our projects are structured.
Design-and-Build Fit-Out
The contractor produces the design and executes it — but the client may bring in their own consultants for specific scopes (such as MEP or kitchen design). Best for: projects where the client has existing relationships with specialist consultants but wants design and build kept together.
Construction-Only Fit-Out
The client provides finished design drawings (typically from their own architect or interior designer) and the contractor executes the build only. Best for: clients who already have a designer they want to retain, or where design has been completed in-house.

1. Starting on site before the design is fully resolved
Beginning civil works while finishes, joinery details, or MEP routes are still being decided is the fastest way to blow a budget. Variations during construction cost three to five times what they would have cost during design. Every detail should be locked before mobilisation.
2. Hiring the cheapest quote without checking scope
Two quotes for the same project can vary by 40% — usually because the cheaper one has excluded scope items that will become ‘variations’ once the build starts. A detailed itemised proposal that lists every trade, material, and finish protects you from this. Compare line-by-line, not bottom-line.
3. Ignoring landlord and Civil Defence requirements until late
Mall units, towers, and Pearl/Lusail villas all have specific fit-out guidelines, and Qatar Civil Defence approval is non-negotiable. Discovering a non-compliant ceiling, fire-rated door, or partition mid-build means stripping out and starting again. We check every requirement at design stage, not site stage.
4. Underestimating MEP coordination
Most fit-out delays come from MEP — clashes between HVAC, electrical trays, fire sprinklers, and ceiling heights that nobody coordinated on paper. Proper MEP coordination drawings, produced before site work starts, prevent this entirely.
5. Skipping the snagging stage
A rushed handover with unresolved snags creates months of finger-pointing afterwards. Our QC team walks the entire site before handover, lists every defect, and closes out before keys are transferred. The client should never be the one finding the problems.

A: Programme depends on size, sector, and finish level. A small office or retail unit (200–500 m²) typically takes 8–12 weeks from mobilisation to handover. A standard mid-size project (500–1,500 m²) usually runs 12–20 weeks. Hospitality and high-finish villas can take 20–32 weeks. We confirm a programme with milestones before mobilisation, and progress is tracked weekly against it.
A: Yes. Our team manages QCD submissions, fire safety compliance, and landlord fit-out approvals as part of the project. For tower and mall fit-outs, we coordinate directly with the landlord’s technical team on insurance, working hours, lift bookings, and material movement. You don’t need a separate consultant for this.
A: We strongly recommend against it. Starting site works before design and finishes are locked is the single biggest cause of cost overruns and delays. If your timeline is tight, we can accelerate the design stage with parallel workstreams — but we will not break ground until the design package is sufficient to build from. The cost saving from doing it properly is significant.
A: Yes — construction-only and design-and-build are both common procurement models for us. If you already have a complete design package, we will quote against it and execute. If your designer has produced concept-level drawings only, we can take it through detailed design and construction together. Either way, we coordinate openly with your existing team.
A: Every variation is documented, priced, and approved by you in writing before work proceeds. We do not absorb scope changes silently and surface them at the end. The original itemised quote is the baseline, and any addition or omission is shown against it transparently. This keeps the final invoice predictable.
A: Yes, this is one of our most common project types. We work directly with off-plan owners during the construction phase so the fit-out is ready by the time keys are handed over. We coordinate with the developer’s site team on MEP rough-ins, tile layouts, and handover dates to avoid costly rework.
A: We provide a defects liability period on all completed fit-out work, typically 12 months from handover, covering workmanship, joinery, custom furniture, and finishes. Manufacturer warranties on materials, MEP equipment, and lighting are passed through to the client with documentation. Anything that fails within the warranty period is rectified at no cost.
