Project Overview
Sindalah Island is the first major destination to open as part of NEOM — Saudi Arabia’s flagship giga-project on the Red Sea. Designed as an ultra-luxury island resort and yachting destination, Sindalah is positioned at the highest tier of global hospitality, with operators, designers, and standards selected accordingly. Marriott’s presence on the island was developed to that brief, and the supporting fit-out partners had to deliver to the same standard.
Cedars Trading & Contracting was commissioned to deliver bespoke custom furniture for the Marriott property at Sindalah Island — designed, manufactured, and shipped from our Doha workshop to NEOM. The project involved coordinating with the property’s design team across borders, building furniture pieces engineered for both the brand’s contemporary luxury aesthetic and the demands of an island environment, and delivering on a programme aligned with Sindalah’s high-profile launch schedule.
The Brief
Hospitality furniture for a Marriott property at NEOM is not commissioned casually. The brief from the design and procurement teams set a clear standard from day one.
- Deliver bespoke custom furniture aligned with the property’s contemporary luxury design language — clean lines, refined detailing, and material confidence.
- Build hospitality-grade seating, tables, and feature pieces engineered for the daily commercial use a flagship resort actually receives.
- Coordinate every piece — proportions, finishes, fabrics, hardware — with the property’s broader interior scheme as developed by the design team.
- Meet operator-grade durability and compliance standards — fire-rated upholstery, commercial-grade fabrics, and frame construction built for long service life.
- Deliver to Sindalah Island within the property’s mobilisation window, with cross-border logistics, installation coordination, and on-site adjustment all managed from Doha.
Our Approach
Cedars handled every stage of the project under one team — design refinement, material sourcing, frame manufacturing, hand-upholstery, finishing, and export coordination — from our Doha workshop. Cross-border hospitality projects at this tier benefit enormously from the single-team model: fewer parties to coordinate, fewer points where the standard can slip in transit, and one team accountable for the result that arrives on the island.
Design Refinement & Material Calibration
The starting point was the design intent agreed with the property’s design team. From there, we produced shop drawings, material schedules, and physical samples — fabric, leather, wood, metal, finish — for sign-off before manufacturing began. Furniture for a property of Sindalah’s profile demands disciplined material selection: every wood grain, every fabric weave, every metallic finish has to read as part of one considered scheme. Samples were reviewed in detail before any frame was cut.
Bespoke Furniture & Hand-Built Construction
Custom furniture pieces — seating, banquettes, tables, and feature pieces — were built on kiln-dried solid hardwood frames, with proper spring construction, high-density fire-rated foam, and hand-stitched upholstery in commercial-grade fabrics rated for hospitality use. The signature curved seating elements and feature tables required disciplined geometry and consistent radii — the kind of work where machine accuracy is necessary but not sufficient, and the final fit-and-finish is hand-worked. Every piece was assembled, finished, and dry-fitted in our Doha workshop before crating.
Cross-Border Logistics & Quality Control
Shipping bespoke hospitality furniture from Doha to Sindalah Island requires careful planning — purpose-built crating, climate-controlled transit where required, and customs documentation aligned with both Qatari and Saudi requirements. Our project manager coordinated logistics with the property’s procurement and on-site teams, and every piece was inspected and signed off in the workshop before dispatch. The pre-dispatch QC stage is non-negotiable on cross-border projects — once a piece is on a truck, the costs of remediation are ten times what they would be at the workshop.
Installation Coordination & Operator Handover
On-site installation was coordinated with the property’s project teams. Each piece was unwrapped, inspected, lifted into position, and adjusted on site to the room’s actual finished conditions. Compliance documentation — fire-rating certificates, material specifications, warranty records — was provided in full at handover for operator records, in line with Marriott brand standards.

Why Marriott Selected Cedars for Sindalah Island
Hospitality clients delivering at NEOM have access to suppliers across the region and globally. The reasons Cedars was selected for Sindalah Island — and the reasons hospitality clients at this tier continue to commission us — come down to a few specific things.
In-House Workshop, Not a Reseller
Bespoke hospitality furniture for a property at this level cannot be ordered from a catalogue. We design, manufacture, finish, and pack in our own Doha workshop, which means the build, the finishing, and the dispatch are all the responsibility of one team. There are no handoffs between subcontractors and no surprises in transit.
Hospitality-Grade as Default
Marriott’s brand standards for hospitality furniture — fire ratings, fabric Martindale ratings, frame construction, hardware grade — are exactly the standards our workshop builds to as default, not as upgrades. We’ve been producing to operator-grade specifications across multiple five-star projects in Qatar for over a decade.
Cross-Border Delivery Capability
Delivering bespoke furniture from one country to another — on schedule, with the standard intact, and with proper compliance documentation — is a discipline that goes beyond manufacturing. Cedars has handled cross-border projects across the GCC, and the logistics, customs, and on-site coordination required for Sindalah were within our established capability.
Track Record at the Tier
Cedars has delivered alongside The St. Regis Doha, The Chedi Hotel, and other operators at the same tier as Marriott Sindalah. Hospitality clients at this level reference each other heavily, and our project-by-project track record across the region is the basis on which most of these commissions reach us.
